Who we are
Staged & Booked is an interior design, staging and photography service for serviced accommodation and Airbnb operators, based in Birmingham. It is run by Faiz Usmani. In this policy, "we" and "us" mean Staged & Booked.

What we collect
When you fill in a form on this website, we collect the details you give us. These can include your name, email address, phone number, company name, the postcode of your unit, your listing link, the number of units you run, your furnishing budget, your timeline, and anything else you choose to tell us.
When you email us or message us on social media, we keep a copy of that conversation.
When you visit the website, our website platform and analytics tools collect basic information about your visit. This includes the pages you view, the type of device and browser you use, and roughly where you are. Some of this uses cookies (see "Cookies" below).
Why we use it
We use your information to:
- record and send you the free listing audit you asked for
- review your founding project application and reply to you
- talk to you about your unit, give you a quote and carry out work you book with us
- keep records we're required to keep for tax and accounting
- understand how people use the website so we can improve it
We only use your information for these purposes. We don't sell it, and we don't add you to a mailing list unless you ask us to.
Our legal basis
- Taking steps at your request before a contract: for audits, applications and quotes.
- Contract: for work you book with us.
- Legal obligation: for financial and tax records.
- Legitimate interests: for replying to messages and keeping the website working properly.
- Consent: for non-essential cookies, such as analytics and advertising cookies. You can change your mind at any time.
Who we share it with
We use trusted services to run the business. They only process your information on our behalf:
- Squarespace, which hosts this website and its forms
- Google Workspace, for email and documents
- Loom, to record and send audit videos
- Meta (Instagram and Facebook), if you contact us there
Some of these providers store data outside the UK, mainly in the United States. Where they do, they use approved safeguards to protect it. We will only share your information with anyone else if the law requires it.
How long we keep it
- Enquiries, audits and applications that don't lead to work: up to 12 months, then deleted.
- Client records, including invoices and project details: 6 years, as required for tax purposes.
Cookies
This website uses cookies that are needed for it to work. With your permission, it also uses analytics and advertising cookies to help us understand visits and improve our marketing. You can accept or decline these in the cookie banner, and change your choice at any time by clearing your browser's cookies.
Your rights
You have the right to:
- ask for a copy of the information we hold about you
- ask us to correct it, or delete it
- object to or ask us to limit how we use it
- withdraw your consent at any time, where we rely on consent

If you're unhappy with how we've handled your information, you can complain to the Information Commissioner's Office (ICO) at ico.org.uk or on 0303 123 1113. We'd appreciate the chance to sort it out first.

We may update this policy from time to time. The date at the top shows when it was last changed.
