We're new, and we'd rather prove the results on real units than ask you to take our word for it. Three operators get our full service without the fee. In return, we get before and after figures and a case study. After these three, we charge full price.

You see the finished unit before anything is bought. Moodboard, 3D visual and an itemised budget for you to approve. Your unit keeps taking bookings while we plan.

We paint, furnish and style the unit ourselves, on site. It's back live by the agreed date, or we take £100 off our fee for every day we're late.
Staged.

Professional photography, listing copy and a guest welcome book. Your unit goes live ready to earn.

Still guaranteed
Free doesn't mean relaxed. If we finish later than the agreed date for reasons within our control, you get £100 credit per day towards your
next unit with us. Not happy with the photos? We reshoot free.
WHO DOES THE WORK
Two people. Every project.
We're Gulnar and Fezzy, a husband and wife team based in Birmingham. Between us we cover the whole job: design, sourcing, the hands-on work and the photography that gets the booking. No subcontracted stylists, no handovers between companies.
Gulnar
INTERIOR DESIGNER
Gulnar handles design, space planning and 3D visuals. She runs a CAD and SketchUp drafting practice, so every layout is measured and drawn before anything is bought. On site, she leads the styling.
Fezzy
COMMERCIAL PHOTOGRAPHER
Fezzy runs a corporate photography business and shoots every finished unit. He knows what makes a listing photo earn the click: light, angles and the order the images appear in. On site, he's painting, building and hauling alongside Gulnar.

Questions about founding
projects

No design, styling or photography fee. You cover the furnishing budget, which you approve item by item.

You approve an itemised budget before anything is bought, with a 10% contingency built in. Nothing goes over budget without your written approval, and anything unspent is refunded or credited.

Yes. A short founding project agreement covering the budget, timeline, guarantee and how we use the photos.

We'll tell you why. You can still book at our standard rates, or get a free audit of your listing.

Every project is done by the two of us, on site. Three is what we can do properly while we build our case studies.
